With Hostshare Advanced™, hosts can now share nights up to 6 months in advance while still protecting their most valuable dates. This gives you more flexibility and control—so you can participate in the Hostshare network without sacrificing your peak-season revenue.
What Are Blockout Dates?
Blockout dates are days you choose to reserve for paid bookings rather than Hostshare stays. These dates are automatically excluded from your Hostshare availability calendar. Hostshare Advanced uses an AI-powered pricing tool called Wheelhouse™ to help identify your highest-earning nights based on your property’s market data, historical rates, and seasonal demand. From there, you’ll be able to review and adjust your blockout settings before confirming them.
Bookability Score™
We’ve partnered with Wheelhouse™and their Local Demand API to predict which dates are most likely to get booked.
Your Bookability Score™ (0–100) reflects real-time local demand, upcoming events, booking trends, and your listing’s historical performance.
High (80–99) – Peak-value nights you may want to block for paying guests
Medium (50–79) – Balanced nights; share or keep depending on your goals
Low (0–49) – Off-peak dates ideal for Hostshare travel

How Blockout Dates Work
Enable Hostshare Advanced
Go to your Hostshare dashboard and Opt into Hostshare Advanced.
AI-Assisted Recommendations
Hostshare and Wheelhouse analyze your local market and forecast which nights will have the highest Bookability Score™.
You’ll see suggested blockout dates based on this Bookability Score™ and can manually adjust them before saving.
Automatic Inclusion of External Bookings
Any reservations from your connected calendars (Airbnb, VRBO, PMS, etc.) are automatically included in your blockout count.
These existing bookings count toward your annual limit and cannot be edited.
Save and Sync
Once you confirm your blockout dates, they automatically sync with your Hostshare calendar.
Hostshare members can only book nights outside of your blockout periods.
Calendar Guide
At the top and bottom of your Hostshare Advanced calendar, you’ll see a color key. Here’s what each one means:
Available
These dates are fully open and available to be booked on Hostshare.
Blocked
These dates were blocked inside Hostshare using blockout dates, so they are not available to be booked.
Externally Blocked
These dates are blocked by your external calendar (Airbnb, VRBO, PMS, or manual blocks). They can’t be edited in Hostshare and are not available to be booked.
If you have dates blocked externally that aren’t showing up in Hostshare, it usually means we’re missing an iCal feed — most commonly from your PMS, VRBO, or Booking.com. Adding the missing iCal will sync those blocks automatically. Reach out to our support team for assistance adding this.
Short Gap
Short gaps appear when there aren’t enough consecutive days available. Hostshare requires larger availability windows (up to 7 nights) for a date to be bookable, unless an external block naturally creates a shorter window.
Blockout Rules
Each listing receives up to 270 blockout days per year, based on its average nightly rate.
Blockout dates are prorated for your first year; the full allotment is available the following year.
You can set your blockout dates through the end of next year, but your property is only bookable within the next 6 months.
External calendar reservations (or manually added blocks) count toward your total and can’t be edited.
Hostshare requires larger availability windows (up to 7 nights) for a date to be bookable, unless an external block naturally creates a shorter window.
You can adjust blockout dates for 7 days after setting them; after that, the next 90 days lock, but future dates remain editable.
Blockout dates apply only to Hostshare Advanced not for Last-Minute bookings.

This is totally fine — you can still participate! The only thing to note is that if you’ve already reached your maximum blockout days externally, you won’t be able to add or adjust any additional blockout dates on Hostshare.
