Hostshare Advanced: How Blockout Dates Work

With Hostshare Advanced, hosts can now share nights up to 6 months in advance while still protecting their most valuable dates. This gives you more flexibility and control—so you can participate in the Hostshare network without sacrificing your peak-season revenue.

What Are Blockout Dates?

Blockout dates are days you choose to reserve for paid bookings rather than Hostshare stays. These dates are automatically excluded from your Hostshare availability calendar.

Hostshare Advanced uses an AI-powered pricing tool called Wheelhouse to help identify your highest-earning nights based on your property’s market data, historical rates, and seasonal demand.

From there, you’ll be able to review and adjust your blockout settings before confirming them.

Bookability Score™

We’ve partnered with Wheelhouse™ and their Local Demand API to predict which dates are most likely to get booked.

Your Bookability Score™ (0–100) reflects real-time local demand, upcoming events, booking trends, and your listing’s historical performance.

  • High (80–99) – Peak-value nights you may want to block for paying guests

  • Medium (50–79) – Balanced nights; share or keep depending on your goals

  • Low (0–49) – Off-peak dates ideal for Hostshare travel

These insights help you block smarter, plan ahead, and keep your best nights reserved for high-revenue bookings.

How Blockout Dates Work

  1. Enable Hostshare Advanced

    • Go to your Hostshare dashboard and turn on Hostshare Advanced under your listing settings.

    • Agree to the Share Pledge and your Hostshare Advance Contract.

  2. AI-Assisted Recommendations

    • Hostshare and Wheelhouse analyze your local market and forecast which nights will have the highest Bookability Score™.

    • You’ll see suggested blockout dates based on this Bookability Score™ and can manually adjust them before saving.

  3. Automatic Inclusion of External Bookings

    • Any reservations from your connected calendars (Airbnb, VRBO, PMS, etc.) are automatically included in your blockout count.

    • These existing bookings count toward your annual limit and cannot be edited.

  4. Save and Sync

    • Once you confirm your blockout dates, they automatically sync with your Hostshare calendar.

    • Hostshare members can only book nights outside of your blockout periods.

Blockout Rules

  • Each listing receives up to 270 blockout days per year, based on its average nightly rate.

  • Blockout dates are prorated for your first year; the full allotment is available the following year.

  • You can set your blockout dates through the end of next year, but your property is only bookable within the next 6 months.

  • External calendar reservations (or manually added blocks) count toward your total and can’t be edited.

  • You must maintain at least a 7-day minimum availability window at all times.

  • You can adjust blockout dates for 7 days after setting them; after that, the next 90 days lock, but future dates remain editable.

  • Blockout dates apply only to Hostshare Advanced not for Last-Minute bookings.

Example

Your average nightly rate is $450, and Wheelhouse highlights your December–February weekends as high-value dates.

Those weekends are automatically blocked as high Bookability Score™ nights—and if you already have revenue bookings during that time, those are included in your 270-day limit.

The remaining nights are open for Hostshare travelers up to 6 months ahead, ensuring your calendar stays both profitable and shareable.

Can I edit my blockout dates later?

Yes. You can adjust your blockout dates, though the next 90 days will lock after your initial 7-day adjustment window.

Do existing bookings on other platforms count toward my blockout days?

Yes. Connected calendar reservations automatically count toward your total so you’re not double-counting availability.

What happens when I reach my blockout limit?

Once you reach your annual blockout limit, you won’t be able to add any additional blockout days for the remainder of your current contract year, you will have to wait until your next contract year.

How can I see my remaining blockout days?

Before your listing goes live with Hostshare Advanced, you’ll set your blockout dates in your dashboard. The system will display how many blockout days are allocated to your property (based on your average nightly rate).
