1. Who We Are
Hostshare (Hostshare LLC) ("Hostshare," "we," "us," or "our") provides a platform that helps hosts and property managers manage short-term rental listings, bookings, and related services (the "Services"). This Privacy Policy explains what personal data we collect, how we use it, who we share it with, and the choices and rights available to you.

2. Changes to This Policy
We may update this Policy as Hostshare's services evolve. When we make changes, we will update the "Last Updated" date above and, for material changes, notify you by email or by posting a prominent notice on our website at least 30 days before the changes take effect. Minor or clarifying changes take effect immediately upon posting.
3. Scope of This Policy
This Policy applies to personal data we collect through the Services, including our website, mobile application, and related tools. "Personal data" means any information that identifies, relates to, or could reasonably be linked with you.
This Policy does not apply to third-party websites, applications, or services that we do not own or control, even if you access them through our Services.
4. Children's Privacy
The Services are not directed to children under 13, and we do not knowingly collect personal data from children under 13 in a manner inconsistent with the Children's Online Privacy Protection Act ("COPPA"). If we learn that we have collected personal data from a child under 13 without verified parental consent, we will delete that data promptly. 5. Information We Collect
We collect the following categories of information:
Account and Contact Information: name, email address, phone number, and mailing address you provide when creating an account or joining our waitlist.
Usage Data: information about how you interact with our website, mobile app, and other parts of the Services.
Transaction Data: order history, booking history, and subscription or payment transactions associated with your account.
Device and Technical Data: browser type, IP address, operating system, and similar technical identifiers.
Connected Account Information: data from third-party accounts you choose to connect to Hostshare (for example, Airbnb or VRBO), including any access credentials needed to maintain that connection.
Cookie Data: information collected through cookies and similar tracking technologies, described further in the Cookie Policy section below.
Sensitive Personal Information: in limited cases, we may process sensitive personal information such as precise geolocation (if you enable location features) or government identification numbers where required for identity verification or tax reporting. We do not use sensitive personal information to infer characteristics about you, and we only use it for the purposes necessary to provide the Services, verify identity, prevent fraud, or comply with law.
6. How We Use This Information
We use personal data to: provide, operate, and maintain the Services; process bookings, payments, and subscriptions; authenticate accounts and connect third-party integrations; communicate with you about your account or transactions; monitor, secure, and improve the Services, including fraud and abuse prevention; comply with legal, tax, and regulatory obligations; and, where you have consented, send marketing communications.
7. Who We Share It With
We do not sell personal data for money. We may disclose personal data in the following circumstances:
Hostshare Personnel: employees, part-time staff, and contractors who need the data to perform their work.
Service Providers: vendors that support our operations, including customer support and chat platforms, database and cloud storage providers, and email/SMS communication services. These providers are contractually restricted to using data only to provide services to us.
Marketing and Advertising Partners: we may disclose limited identifiers (such as browser or device identifiers) to advertising partners for analytics or cross-context behavioral advertising purposes. Under California and other state privacy laws, this type of disclosure is considered "sharing" even though no money changes hands. You can opt out of this sharing at any time; see "Your Privacy Choices" below.
Airbnb, VRBO, and Similar Platforms: where you choose to connect a third-party listing account, we exchange the data necessary to sync listings, availability, and bookings.
Legal and Safety: law enforcement, regulators, or other parties where required by law, legal process, or to protect the rights, property, or safety of Hostshare, our users, or the public.
With Your Direction: any other party you have specifically authorized us to share your data with.
8. Your Privacy Choices
You have the following choices regarding how we process your data:
Do Not Sell or Share My Personal Information: you may opt out of our sharing of personal data for cross-context behavioral advertising at any time by emailing [email protected] with the subject line "Opt-Out Request," or through any in-product opt-out control we make available.
Global Privacy Control and Other Opt-Out Preference Signals: where legally required, we recognize and honor the Global Privacy Control (GPC) and other qualifying opt-out preference signals as a valid request to opt out of the sale or sharing of your personal data for the browser or device from which the signal is sent.
Limit the Use of My Sensitive Personal Information: you may ask us to limit our use of sensitive personal information to purposes necessary to provide the Services by contacting [email protected].
Marketing Communications: you can opt out of marketing emails at any time using the unsubscribe link in those emails or by contacting us directly.

9. How Long We Keep It
We retain personal data only as long as reasonably necessary for the purposes described in this Policy, including:
Account and Transaction Data: retained for as long as your account is active, and generally for up to 3 years after account closure to address disputes, comply with tax and accounting obligations, and enforce our agreements, unless a longer period is required by law.
Usage and Device Data: typically retained for up to 24 months for analytics, security, and service improvement purposes.
Data Subject to Legal Holds: retained for as long as necessary to comply with applicable law, respond to legal process, or resolve disputes.
10. Your Rights
Depending on where you live, you may have the right to:
Access and Obtain: request a copy of the personal data we hold about you.
Correct: ask us to correct or update inaccurate or outdated data.
Delete or Suppress: ask us to delete, block, or suppress your data, subject to legal exceptions.
Object: object to certain uses of your data, such as direct marketing or profiling.
Port: request that we transfer your data to you or a third party of your choice.
Withdraw Consent: withdraw any consent you previously provided, at any time and without affecting past processing.
Non-Discrimination: exercise any of these rights without receiving discriminatory treatment.

11. Automated Decision-Making
We may use automated tools to help detect fraud, assess account risk, or match hosts and guests based on listing criteria. These tools support, but do not solely replace, human review of decisions that materially affect your account. Where required by law, you may request additional information about this processing or request human review of a decision that produces legal or similarly significant effects.
12. Third-Party Services
Hostshare integrates with third-party providers to deliver the Services:
Stripe: processes payments on our behalf. Payment transactions are also subject to Stripe's own terms of service and privacy policy.
Google: provides mapping, analytics, and authentication functionality, supporting geolocation features, usage analytics, and account login.
Airbnb and VRBO: enable syncing of listings, availability, and bookings for users who connect those accounts.
Other Integrations: we may integrate with additional platforms from time to time to provide added functionality.
By using Hostshare, you authorize us to transmit and store relevant personal data with these providers as needed to deliver the Services. Each provider's own privacy policy governs its handling of your data, and we encourage you to review them.
13. Security
We use industry-standard safeguards to protect personal data, including SSL/TLS encryption for sensitive information such as payment details. Access to personal data within Hostshare is limited to personnel, contractors, and service providers with a legitimate business need, all of whom are bound by confidentiality obligations. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
14. Cookie Policy
Hostshare and our partners use cookies and similar technologies on our website and app. By using the Services, you acknowledge our use of cookies as described here.
Types of cookies we use:
Session and Persistent Cookies: session cookies track activity during a single visit; persistent cookies recognize you on return visits and may last up to two years.
Third-Party Cookies: used by advertising partners to measure campaign effectiveness. These may share a browser identifier with third parties for cross-context behavioral advertising, which is treated as "sharing" under applicable law and is subject to your opt-out rights described above.
Cookies used by Hostshare do not store sensitive financial information such as bank or card details.
Managing cookies: you can manage or disable cookies through your browser settings. As described in "Your Privacy Choices," we honor Global Privacy Control and other recognized opt-out preference signals where legally required. Disabling cookies will not prevent you from using Hostshare, but may result in less personalized content and advertising.
15. Additional Disclosures for the General Data Protection Regulation (GDPR) and UK GDPR
Data Controller / Processor: Hostshare acts as both a data controller and a data processor depending on the context of the personal data involved.
Legal Bases for Processing: we process personal data based on your consent, the necessity of processing to perform a contract with you, our legitimate interests (such as analytics, security, and service improvement), and compliance with legal obligations.
International Transfers: when we transfer personal data outside the European Economic Area or United Kingdom, we use appropriate safeguards, such as the UK and EU Commission-approved standard contractual clauses, to ensure your data remains protected.
Your GDPR / UK GDPR Rights: in addition to the rights listed in Section 10, you have the right to lodge a complaint with your local supervisory authority (in the EU) or the Information Commissioner's Office (in the UK) if you believe your rights have been violated.
16. Additional Disclosures for U.S. State Privacy Laws
Residents of California, Colorado, Connecticut, Virginia, Utah, and a growing number of other states with comprehensive privacy laws (including Delaware, Iowa, Indiana, Kentucky, Rhode Island, Maryland, Minnesota, Nebraska, New Hampshire, New Jersey, Oregon, Montana, and Texas) have rights that may include the right to know, access, correct, delete, and port personal data; the right to opt out of the sale or sharing of personal data and of targeted advertising; and the right to limit the use of sensitive personal information. We apply the rights and opt-out mechanisms described in Sections 8 and 10 of this Policy to residents of these states to the extent required by applicable law.
California Notice of Collection: in the preceding 12 months, we have collected the following categories of personal information: identifiers and contact details (such as name and address); commercial information (such as booking and purchase history); internet or network activity information; geolocation data (where enabled); and, in limited circumstances, sensitive personal information as described in Section 5. We collect this information directly from you, automatically through your use of the Services, and from the third-party integrations described in Section 12. We do not sell personal information for monetary consideration; we do disclose limited identifiers for cross-context behavioral advertising, which is treated as "sharing" under the CCPA, as described in Section 7.
Shine the Light: California residents with an established business relationship with us may request, once per calendar year, information about personal data disclosed to third parties for their direct marketing purposes. To make this request, email us with "Shine the Light Request" in the subject line and include your name, address, city, state, and ZIP code.
Do Not Track: our website does not currently respond to browser Do Not Track signals; however, as described in Section 8, we do honor Global Privacy Control and other qualifying opt-out preference signals as required by law.
Financial Incentives: we may occasionally offer financial incentives tied to the value of your personal information. Any such program will disclose its material terms and require your prior, revocable consent.
17. How to Make a Complaint
If you have a concern about our data practices, email us at [email protected] with details of your complaint. We will acknowledge your complaint within a reasonable time, investigate, and work to resolve it promptly. Your feedback helps us improve our practices.
